Privacy Policy

Blackwell Real Estate (“we,” “us”) operates JoinBRE.com, the agent-recruiting website of a licensed Maryland real estate brokerage (MD Broker #579463, 2530 Riva Rd, Suite 300, Annapolis, MD 21401). This policy explains what we collect on this site, why, who it is shared with, and the choices you have. The short version: we collect what you submit so the broker can follow up with you about joining the brokerage, we never sell your information, and your interest stays confidential — we never contact your current brokerage.

What we collect

• Information you provide — when you apply through this site: your name, email address, cell phone number, primary market, years licensed, closed deals in the last 12 months, current brokerage (optional), what your current brokerage isn’t doing for you (optional), your timeline for a move, and whether you consented to calls and texts about your application.
• Information collected automatically — our hosting provider keeps standard server logs (IP address, pages requested, browser type) to operate and secure the site, and essential cookies support core functions like staff sign-in for our internal tools. Like most websites, we also use cookies and similar technologies for analytics and advertising measurement: pages visited, approximate location, device and browser type, and how you arrived at the site (for example, from one of our ads).

How we use it

We use your application to do the one thing you asked for: have James Blackwell, the broker/owner, personally review it and follow up about whether Blackwell Real Estate is a fit — by email, and by phone or text if you checked the consent box. We also use software to help organize and summarize applications for the broker’s review (see service providers below); every application is still reviewed by a person, and no application is rejected by software alone. We also use aggregate site-usage data to improve the site and to measure whether our own advertising works.

Who we share it with

• Service providers — vendors that process data only on our behalf and only to run this site: Supabase (secure database hosting for applications), Vercel (website hosting), Resend (email delivery for application notifications and booking invitations), and Anthropic (AI processing used to summarize applications for the broker’s review). Each is bound to use the data only to provide those services.
• Advertising measurement — we use, or may use, Google Analytics, Google Ads, and Meta (Facebook) measurement tools to understand site usage and measure our own advertising. Not all of these tools are active at all times. If you arrive from one of our ads and submit an application, a one-way hashed (unreadable) version of your email and phone number may be shared with Google solely to confirm our ad led to your request (“enhanced conversions”); these partners cannot read the hash back to your contact details and cannot contact you. • No one else — we do not share your application with other brokerages, recruiters, or lead-list buyers, and we never contact your current brokerage about your application.
• Legal requirements — if required by law, subpoena, or to protect our legal rights.

We do not sell your personal information, and we have not sold it in the preceding 12 months.

Calls, texts, and your choices

The application form includes an optional checkbox consenting to calls and text messages about your application. Consent is not a condition of applying. Message and data rates may apply; reply STOP to any text to opt out, or tell us on any call.

Cookies and your choices

You can control cookies in your browser settings, opt out of Google’s ad personalization at adssettings.google.com, install the Google Analytics opt-out, and manage Meta ad preferences in your Facebook settings. The application form works the same either way.

Retention and security

We keep applications as long as needed to evaluate and follow up on them and to meet our business record-keeping obligations, then delete or de-identify them. You can ask us to delete your application sooner (see your rights below). We use reasonable administrative and technical safeguards; no internet transmission is 100% secure.

Your rights (including California residents)

You may request access to, correction of, or deletion of your personal information, or ask us to limit sharing used for advertising measurement, by emailing JBlackwell@bremove.com or calling 443-221-4120. We will honor verified requests within the timeframes required by applicable law, and we will never treat you differently for exercising these rights.

Children

This site is for licensed real estate professionals and adults considering a real estate career. We do not knowingly collect information from anyone under 18.
