Welcome to JoinBRE.com, the agent-recruiting website of Blackwell Real Estate, a licensed Maryland real estate brokerage (MD Broker #579463; broker/owner James Blackwell; 2530 Riva Rd, Suite 300, Annapolis, MD 21401). By using this website or submitting an application, you agree to these terms.
What this site is
This site provides information for licensed real estate agents (and those pursuing licensure) who are considering affiliating with Blackwell Real Estate, and a form to express interest. It is an informational and recruiting site only — it is not an offer of employment, an offer of affiliation, or a contract.
Compensation figures are illustrative
Commission splits, plan fees, transaction fees, and in-house service pricing shown on this site (for example, the new-licensee ladder, the 85 Plan and 100 Plan monthly fees, the $495 transaction fee, and the published Team Services rates) describe our model as of the effective date above. They are illustrative, may change, and are not contractual terms. The actual terms of any affiliation with Blackwell Real Estate are set exclusively by a written Independent Contractor Agreement and the fee schedules it references, signed by both parties. If anything on this site conflicts with that agreement, the agreement controls. Agents affiliate with Blackwell Real Estate as independent contractors, not employees.
Applying creates no obligation
Submitting the application form creates no obligation on either side. You are not committing to join, and Blackwell Real Estate is not committing to extend an offer, schedule a call, or respond within any particular time. Either party may end the conversation at any point. Applications are treated as confidential; we never contact your current brokerage about your application.
Comparisons and third-party information
Comparisons to other brokerages’ splits, caps, or fees are drawn from publicly available fee schedules as of the dates noted on the page, are provided for general comparison only, and may be out of date — verify current terms directly with any brokerage. Individual agent results vary, and nothing on this site is a guarantee of income or savings.
Not legal, tax, or financial advice
Nothing on this site is legal, tax, accounting, or financial advice. Changing brokerages has business and tax consequences that depend on your situation — consult your own advisors.
Acceptable use
You agree to submit accurate information, to use the site only for a bona fide interest in affiliating with Blackwell Real Estate, and not to scrape, copy, disrupt, or misuse the site or its content. All site content is owned by or licensed to Blackwell Real Estate and may not be reproduced without permission.
Fair housing
Blackwell Real Estate does business in accordance with the federal Fair Housing Act and equal opportunity laws.
Disclaimer and limitation of liability
The site is provided “as is.” To the fullest extent permitted by law, we disclaim implied warranties and are not liable for indirect, incidental, or consequential damages arising from use of the site or any recruiting conversation it leads to. Our total liability for any claim arising from this site will not exceed one hundred dollars ($100).
